What can you do without a membership card on a Thursday evening in late October at the new entertainment district on the Sarasota County side of Lakewood Ranch? You can take the kids to Urban Air on Professional Parkway, which has been open for a little over a year. Or you can book a massage across Lakewood Ranch Boulevard at Life Time and spend the rest of the day at the club. Right now, those are the choices.
The district was always meant to serve many kinds of visitors. Amanda Zipperer, director of property management and leasing for Lakewood Ranch Commercial, told Your Observer in March that the businesses would appeal to "families, young professionals and active adults." The order of openings matters, though. After Urban Air, which is mostly for young kids, the next venue to open was the largest in the cluster, and it's the only one that charges a monthly membership. The venues that sell tickets at the door to teens and adults are still under construction.
The first big opening has a $339 entry fee
Life Time opened at 4 a.m. on Monday, Oct. 12, at 5000 Lakewood Ranch Blvd. N., next to Gold Coast Eagle Distributing. The Sarasota Herald-Tribune reported adult memberships starting at $339 a month, and the club's membership page lists the same starting price.
A lot of people had already decided it was worth it. Your Observer reported that nearly 3,000 members signed up before opening day. The club is also far bigger than first described. The March preview called it a two-story, 85,000-square-foot club. The October opening coverage describes a complex of more than 180,000 square feet.
Here's what that space holds, according to the Your Observer opening report:
- A Beach Club of about 50,000 square feet with a leisure pool, two waterslides and a mushroom fountain, a five-lane lap pool, cabanas and poolside dining
- A pickleball area about the same size as the Beach Club, with five covered and six uncovered outdoor courts, plus three more indoor courts on the fitness floor
- Fitness studios, cardio and strength equipment, and Pilates reformer machines
- A full-service spa and salon, a café, a bar and lounge, a coworking space, a Kids Academy, and a clinic staffed by licensed chiropractors
The club's location page lists hours of 4 a.m. to midnight Monday through Friday and 5 a.m. to 10 p.m. on weekends. Those are the longest hours of anything in the district.
The club is also expected to keep growing after opening. Your Observer reported that it employs more than 200 people now and expects close to 300 "next summer when the pool is in full swing." General manager Steve Datte has a different view of the season. In a feature on Life Time's own site, he said the Beach Club "can offer more than just a short summer experience" in Sarasota and "will be available just about all year long!"
One way in without a membership
Life Time doesn't sell day passes. Most of the club's social side is described as members-only. Life Time's feature says the café serves members and the work lounge is complimentary for members. The company's new LT Social events, which pair major events around the country with a gathering at the nearest club, are something members sign up for.
The LifeSpa and salon are the exception. Members and non-members can both book services there. Your Observer reported that guests who spend $150 or more at the spa and salon can use the rest of the club that day at no extra charge. The club also has a LifeClinic with licensed chiropractors. Your Observer reported that it offers a free consultation and accepts insurance, and Life Time's own feature says appointments cost extra.
That makes the spa the realistic way to try the club before deciding on a membership. A $150 appointment works out to well under half of one month's starting dues. It buys a day with the 14 pickleball courts, the recovery zone's HydroMassage and CryoLounge chairs, and the fitness floor.
Across the boulevard, the one door that's already open
Urban Air Adventure Park opened on Professional Parkway in September 2025. Owner Michael Tucci and his wife, Tracey Tucci, run three Urban Air parks in the Tampa Bay area. Your Observer reported in March that the 60,000-square-foot Lakewood Ranch location is the largest of the 400 Urban Air locations in the country. It has trampolines, mini-carts, a climbing area, laser tag, battle beams and a ninja course.
The mini-carts are for ages 7 and under. Tucci chose them over go-karts on purpose and left the go-karts to the venue being built next door. "We should all partner together," he told Your Observer. "It's going to be fantastic." Until those neighbors open, Urban Air is the only pay-at-the-door attraction on the parkway, and it's built mainly for younger kids.
The pay-at-the-door venues come next year
The two venues that would make the district work for an adult evening out, or for a family with teenagers, are on either side of Urban Air. Neither is expected before 2027.
| Venue | Where | What's planned | Latest reported timing |
|---|---|---|---|
| Backyard Social | 6400 Professional Pkwy., just south of Urban Air | Duckpin bowling, darts, shuffleboard, cornhole, golf simulator, permanently parked food trucks, a lawn tiki bar, a 6,000-square-foot stage | Early 2027, per September reporting |
| SkyTrack Family Entertainment Center | Directly north of Urban Air | Three-story indoor electric go-kart track over a half-mile long, 16-lane bowling, 85+ arcade and VR games, indoor mini golf, a full-service restaurant, two bars | Projected May 1, 2027, as of March |
Backyard Social's opening has already moved once. In March, owner Mat Baum told Your Observer he and partner John Mann were aiming for mid-November 2026. In September, a spokesperson told the Bradenton Herald the team was now looking at early 2027, according to the Lakewood Ranch Beacon's report on the delay. The company's own website says "Winter 2026," so the exact date is still uncertain. Once it opens, all ages are welcome until 9 p.m., and only guests 21 and older are allowed after that. The one-story, roughly 12,500-square-foot building is designed to open up or close completely under air conditioning, depending on the weather.
SkyTrack broke ground on March 10. Co-owners Wael and Jennifer Alokeh described a build of about 14 months. The track is being shipped from Europe and was expected to take only 30 days to install. The electric karts will reach 27 mph. The upstairs restaurant plans a more upscale menu, including steaks and carpaccio, and other dining areas will serve fast-casual food such as hamburgers. "Lakewood Ranch has rapidly grown and has become one of the best places to live, but there's no bowling alley or go-karts," Jennifer Alokeh told Your Observer.
Zipperer told Your Observer the full district should be built out by early summer 2027. At that point it will offer bowling at two venues, go-karts, a live-music lawn and two bars at SkyTrack. Until then, most of the night-out part of the plan exists only in renderings.
Where the free evenings are this season
Until Backyard Social opens, the closest thing to its format already runs a few miles away at Waterside Place. Ranch Nite Wednesdays brings food trucks, live music and activities in Gateway Park every Wednesday from 6 to 9 p.m. through May 26, 2027. Weather canceled the Oct. 7 kickoff, which pushed the first night of the season back a week. Baum also has a restaurant at Waterside already. He and Wolverine Management COO Matt Faul co-own Agave Bandido there.
There's also a free event on Lakewood Ranch Boulevard this month. Dogs Inc is holding a community open house for its new Stephen & Lisa Hyde Visitor Center on Saturday, Oct. 24, from 10 a.m. to 4 p.m. at 5815 Lakewood Ranch Blvd. The event listing includes guide and service dog demonstrations, a chance to meet local Lakewood Ranch puppy raisers and volunteer ambassadors, and interactive activities. No registration is required.
So the most expensive club on the boulevard opened before the district's ticketed venues for teens and adults, and the evenings anyone can walk into without a membership happen on Wednesday nights at Waterside and Saturday at the Dogs Inc open house. Backyard Social and SkyTrack are scheduled to open in 2027.
